Income Property Reveal

We’re officially landlords! We put the finishing touches on our rental property this week and have tenants moving in today. We are SO pleased with how the home turned out and thankfully had an easy time finding good tenants.

Here is a before look at the front exterior of the home:

And now it looks like this:

Admittedly, not much of a transformation, but we did rip out all the overgrown bushes and plant some boxwoods and other plants. We also replaced the light over the front door, had a new screen door custom built, and stained the front door.

The home desperately needs an exterior paint job, which is on our radar for next year.

The back yard was also very overgrown and there was a hole in the garage roof.

After replacing the garage roof and ripping out those bushes, it looks like this:

Moving inside is where the big transformation happened. The kitchen looked like this before:

And now after new stainless steel appliances, cabinets, granite countertops, arabesque tile backsplash, new hardwood floors, paint (Analytical Gray by Sherwin Williams), lighting and more:

We updated the fireplace, added sconces (from Home Depot), an overhead drum light, and continued the paint, crown, baseboards and new floors.

For the fireplace, we replaced the paneling with new drywall, painted the brick white, stained the mantle, and updated the tile on the hearth.

And now after adding a subway tiled shower, refinishing the bathtub, adding a new black vanity (from Home Depot), toilet, lighting, beadboard, and more:

We were able to save the vintage floor tile, which fits the home perfectly. Here’s a look at the other side of the bathroom.

We made it into a 3rd bedroom or bonus space by adding new lighting, HVAC, carpet, paint (Gray Owl as well), baseboards, and more.

It is a huge space and nearly doubles the square footage of the home.

We absolutely loved bringing this old home back to life and look forward to having this income property for many, many years to come.

Operation New Bathroom: The Reveal

Our new guest bathroom is finally complete! Its been a labor of love and we did every single thing in this room ourselves except for the electrical rldrk, so we are especially proud.

Before we show all the after pictures, let’s reminiscence about how it looked when we moved in.

And now here is our brand new guest bathroom!

IMG_2647Since the last bathroom update, we added our DIY towel ladder (step-by-step here) and decorated the vanity with baskets, towels, etc. We also added pulls to the top to look like a drawer.

IMG_2672We hung a couple large wooden keys above the toilet and added a little tray over the toilet which holds a blue Ball jar full of cotton swabs, a candle and some shells. We brought in a little bit of Ben’s homeland with the kina shells from New Zealand.

Ben installed a beautiful new window and we hung an inside mount bamboo shade from Home Depot.

Operation New Bathroom Part II

It’s been a few weeks since I updated you on the guest bathroom, so here it goes….

When I last left off we had hung drywall, tile backer, installed lights and then put in the underfloor heating.

We now have all the tile laid and grouted and the wood wall planks hung, primed and painted.

Here’s what things are looking like as of this morning.

The wall color is Palladian Blue by Benjamin Moore. We went with the classic white subway tile in the shower. The grout color for both the shower and floor is Frost by MapeiIMG_2506

Didn’t Ben do an amazing job on that tile work? He laid it all himself and I helped grout, which was a lot easier than I had imagined. Just mix, trowel into all the crevices, and then wipe the excess away with a big sponge. Just watch out for any air bubbles. Seriously, if I can do it, you can do it.

Ben installed all the tongue and groove wood on the walls and we painted it over the weekend. He also installed that 1″x 1″ in piece of wood where the wood and tile butt together (seen above). Genius, I tell ya.IMG_2507

Next up: baseboard, crown molding, patching and painting the ceiling, and then installing the toilet, vanity and sconces. Almost there!
